If they did the tenant placement and wrote the lease they should be motivated to help you get this resolved because they are responsible.

In my opinion, you are going to want some degree of separation between where you are picking up motivated seller leads, and where you spend time explaining to investors what you do.

It has gotten tighter, and competition can be firce, but so can the profits if you know what you are doing.Markets that have been hit with foreclosures are always good places to flip as you have motivated home sellers there (often banks).

I would probably say motivated seller over location.

My guess is that you are planning on submitting offers to a non-motivated person and hoping they will accept.
