The home was totally remodeled in 2008 ( new windows, doors, sliding glass doors, deck, wall retexture, tile and wood flooring, carpets in bedrooms, paint, cabinets, bathrooms tiled, shower tiled, new vanities, new kitchen cabinets, granite tile counters, light fixtures, forced air unit installed, new appliances, everything.

I recently had a well known national flooring company come to my new house to install vinyl flooring in a bathroom.

I would install baby monitor cams in the common area so that he/she can see everything.

It was simple to install and very durable.

You would need to have a sump pump installed for the water, and a dehumidifier to remove the moisture to prevent mold and mildew issues.

If the option price has installment payments with the amounts credited to the sale price you have a financing arrangement.For all the thinkers out there, agreeing to a lower than market price after an option price has been paid without credits to the sale price is still a financing arrangement.

@Wendy Vaidic,If you install a shower, I would suggest that you include a "body spray."

My wife and I are also pretty handy with maintaining a house - we've done plenty of work on our own houses through the years, repairing sheet rock, installing microwaves and ceiling fans, etc, etc. and we are not afraid to look up how to on youtube.

You can probably get away with leaving it as-is and installing the new flooring on top unless the new flooring is also linoleum 

Most of the professional landlords I know wire for disposals, but do not install them.
