M2M is advantageous to landlords where as a term lease places the tenant in control of your property.Many landlords believe incorrectly that a term lease controls when a tenant will potentially leave.

I dislike the term inventory shortage, because it makes people think there is nothing to buy, which is incorrect: there are about 3% more properties for sold this year than last and about the same as back in the days when we had lot's of inventory.

Everyone has their own way of doing business and in my opinion your way of doing business is incorrect.

But even if the rent market crashed hard and you have to drop the rent $200, you would still break even and just hang on until the market recovers.A lot of people calculate cash flow incorrectly.

Based on my experience I feel that your interpretation of the FCRA is incorrect.

A potential downside is that the seller does it incorrectly and creates a bigger mess for you to deal with.
