It will depend on your market, on your experience and on your finances and ability to self-manage or hybrid manage (outsource physical work but handle office work and tenant work.)

Oh, @Eric Mcginn you might avoid the county tax if you are in Big Bear CITY (note, not all of Big Bear area is in the incorporated CITY, so be careful).
