If she is willing to foreclose just to get rid of it... that's pretty extreme.Probably what she should do then is sell at a loss... that would put her at selling at market right now, unless under market, but would sell faster, yet I don't know how much she could afford to lose on the mortgage since her money is so tight.

I know the homepath investor loan only requires 10% down vs. 20%+ for normal conventional, which is a big plus. also they waive the appraisal and other things to make closing much easier and faster.

I think that increasing interest rates will be fueled by a strengthening economy, which typically produces higher rents and occupancy (and thus income and value), but as with every investment there must be a plan B.
