Statistically speaking, you should finish college. 

Each property you do you'll form a new LLC that is strictly for that property and defines ownership/splits by LPs and the GP (Blue Estate LLC).Lastly, you're basically asking for an entire business plan from start to finish.

@Troy Sheets what would be the approximate per sq foot to build on a 14x51 lot with medium to high finishes and a finished basement?

Look at the comparables for rentals for finishes and don't go over the top. 

Hey guys, very new here and I am nearly finished with “Rental Property Investing,” I absolutely love it.I am looking to house-hack, and I have some reno/tact questions.

I just finished reading @Brandon Turner's book on "Rental Property Investing" (all 350+ pages in a few hours... it's a fantastic book and I'll reread it again next week!). 

Just wanted to make sure you're thinking of everything - and I certainly agree with @Nathan G. as there's plenty of great opportunities to source a deal and partner with others who can help you take it over the finish line. 

Was just finished with up with "Long Distance Real Estate Investing" by David Greene, and your remmendation tee me up nicely.
