With only one bed you won't be able to get anyone who has a kid or anyone looking for a roommate setup which will probably narrow your field considerably.

Remember that ETFs generally invest in a large number of businesses in the same field, so a real estate ETF may have one company that operates trailer parks, while another is running assisted living facilities, and yet another that builds strip malls.

I hope my experience in this field would benefit me in my real estate investments.I am interested in purchasing single family properties, rehabbing and flipping them and am looking for opportunities to connect with Wholesalers who can provide me access to great deals in and around Houston.

So If you had to become more familiar or research one field, what would it be...subject to or short sales?

I understand knowledge isn't free so I'm willing to pay for my education, I just would prefer to do it with someone in the field that is doing this every day! 

I'm looking to meet mentors or partners within the NJ area and also the NYC area who are active in the field.

I have been looking around the site the last few days and there is an abundance of valuable information on this site.My background is IT, I have been in an IT related field for the last 15 years.
