Don’t take these insane HML & Private money loans that have terms that will cause you to fail in one way or another. 

Then there are things (mostly) outside your control: vandalism, theft of materials and tools, market downturn during rehab/renting phase.All this leads up to failing to hit the ARV so you may not get all your money back out and you're stuck with less cash to do the final R (repeat). 

If they failed to pay rent, they are in violation of their lease.

Looking for help I do not want to fail before I get started.

@ Micheal CraigOk that is very differentwith no pics hard to advise but if a vinyl window it should have a mech most likely failed They don't have balancers per say but there is often a part that fails that can be accessed from the inside portion of the window on the frameI am a contractor and would hire this out to a window repair company chances are they have the part on the truck and the skill to repair. this should be a low level reasonably priced repair

I have spent most of my life being a workaholic...or maybe just working way more than I probably needed to to stay ahead, beat the competition, not fail....etc., etc.,   Not sure now that was worthwhile. 

The roof estimated repair cost is $32,000, I estimate the septic  is $30,000 since it failed completely, and other repairs (windows, doors, paint, floor refinishing, furnace, electrical) to be about $30,000.
