However, there are much better deals to be had they just don't come up often and they move really quick, I've had to offer the first day to have any chance of getting them.An example I'm about to close on is a 3-2 MLS deal, asking price $90k that will easily rent for $1,200. 

I want to present my offer ASAP before anyone else has a chance to close the deal.

It appraised for $105k when purchased and the appraiser estimates ARV of $124k. 

We’ve picked up so many of oceanpointe’s houses and seen the fraud first hand (mostly double leases where the tenant pays $500 and oceanpointe pays $650) but one we just sent an owner who had paid up front for a completely remodeled house a 51k rehab estimate.

I think I'll keep it on the radar but slim chance I will do any deals there.

Truthfully I can't even estimate the heat costs for that floor - this is my first landlord/tenant/house experience.
