New investment property with dirty neighbor

I purchased two duplexes on one lot in Massillon, OH in the 44646 zip code and I'm looking for a little advice on how to handle a situation.  When I bought the property it needed a lot of clean-up outside to make it presentable.  As I was working on cleaning up the yard I noticed the neighbors yard that touches my property has trash (including mattresses, furniture, junk cars, etc.) all over it .  That trash over time blows into my yard making it impossible to keep it clean and free of debris. Obviously it will be hard to find good tenants with a place like that next door.  I'm looking for advice on how to approach the owner of the property next door to ask them to clean up a little bit so I can maximize the rental potential of my new investment.  Thanks BP investors!

Go over there and ask him if you could please clean up his yard. That's the best chance you have of actually getting things done.
