I've used the assessor website to get names and addresses.

Drive around and whenever you see vacant or distressed property just take down the address.

You must notify the tenant within 30 days of the name and address of the institution they are held in. 

I put it this way because one can have a great buyers list but control no supply, or the supply controlled isn't in demand & the list is worthless.Assignment of Contract- I'm sure someone on the forum will address assignment of contract as it's pretty basic stuff.

So the profit sharing is a touch more tax-efficient, but limited at 20% of net income.

I have been going out looking at properties for a long time in order to start a real estate portfolio, I am what is called a lookie lou ,cause I haven't closed on anything , i have come close on one property ,went as far as an inspection which cost upwards of 500 dollars, it was a 4unit, and my r.e. agent has no get up and go,I give her addresses to view and no appointments are made. 

The last thing I want when someone is googling the address of a property I am involved with as either an investor or Realtor is to come across some sort of forum where people are trashing the property online, saying it is too expensive etc.
