Players are not going to want to hold hands with a mentee and a high value mentee is not going to want or need to hold hands with a great, even good, mentor.

There are only so many local players, and while I could certainly exploit that stream, extra investment would be, well, extra.All said at the end of the day, it is pretty clear I am not going to be able to do all of this myself.

IE you can buy rehab refi and get 100% of our capital back all within 6 months or so.. its works best in C class lower value higher risk assets.. or you need to conversely find Smokin deals which can be had but usually not at any great velocity.. like picking off burnt out landlord houses in areas that are dominated by landlords.so to make the BRRR work or at least how I did a few thousand of them as the HML putting the investor into title so they could partake in the no cash in the deal or actually my clietns got cash back at refi.. but I brought them rentals that all in including my fee and the wholesalers fee and the rehabbers fee and refi closing cost.. they had to be in those properties 65% of ARV.this is a tall order in todays market.. 

Since time is of the essence here, and you're locked in emotionally, I really want to see whose objection is dominating the negotiations.

don't over think this.you have a few things working here.Turnkey providers are no different than any other fix and flip company .. only difference is they work in areas that are renter dominated by and large so the exit is to landlords not homeowners.. 

I haven't been involved in as many rehabs as some of the major players here in the KC market but it really depends on the type of rehab you're wanting done and your end goal; among many other things. 

Even 5,000 units, the more units, the better.And like I said in my original post, I know there are institutional players in this space but they are also looking for stabilized assets.

For this the south is not dominant positioning, nor prospering.

I met Eddie Speed and know he is a quality person and is a "REAL" player in the non-performing note space with YEARS of experience! 

Most people think, stock market = stock picking which is stupid IMO.There is a reason why the all of the biggest players (even in RE) gravitate towards the stock market, in one shape or form.
