And good investment opportunities run by people with integrity with whom those wealthy people have personal relationships are even fewer still.That's where you want to be:  the trustworthy real estate investor with integrity, who is the only real estate guy in a room full of rich people he knows personally, with no competition from any other real estate guys.Go find those rooms.

You'll have to look for the cultural equivalent of that revitalization.

I believe it is a long, historical cultural issue - people in Appalachia were treated poorly, worked like dogs and discarded when unneeded and learned that it makes no sense to work hard because it gets you nowhere. 2.

I'm in the market for something like that now.Then again on my firefighter's salary new construction downtown will never be in range, so I can only speak for the working class hustler, and not the wealthy house-hacker, but I'm sure those exist too!  

You can make it work here, just need to be creative and willing to forego the cultural standards of instant gratification.
