I need all you cool cats and kittens to help me see my blind spots in what I may be missing and maybe some stories of why i should/shouldn't do this. 

Mini splits are finicky and you could need multiple heads (equivalent to thermostats) to create separate cooling zones, plus many are not rated for very cold outside temps like you get in Ohio winters.

Hi BP,I've been researching container homes and they seem pretty cool, anyone knows if California would allow these types of builds?

I cooled down after I read some of the responses, said my piece to them, and we've moved on.

You can wait until the market cools a bit and inventory increases (which could be a few years from now) or partner up with someone and acquire bigger properties with higher unit counts in order to see a better rate of return
