An example would be the map overlay of the county with property boundary, hooked to the tax assessors office, as well the ability to see color coded sales for the last three years.  

You want all this in writing now when everyone is happy and excited about the project. 3 months from now when Uncle Rick is wanting to weigh in on your flooring choices or colors that you picked out for the bathroom paint it's good to have an agreement in place that determines if that's cool or not. 

If you have bold colors, repaint in neutral colors, de-clutter the apt, clean the bath and kitchen, etc...

To me, I really didn't remember anything that special about it beyond that contrasting color on both sides that made it stand out more compared to the all text ads everybody was using on Craigslist.

If showing well but not selling, listen to the feedback your agent provides and see if anything can be remedied easily, like paint colors, clutter, small changes to curb appeal, etc.   

@kevin nichols as someone who has done seller financing before can you add any more color on why you would consider accepting it as the seller?

If it were me I’d paint the cabinets (semigloss dark gray or color of your choice).

.- Test the paint on the wall before picking the final paint color.

Roof, paint (interior/exterior), subfloor, floors, duct work, front/back yard, fence, interior/exterior doors, master bath, converted half bath/laundry to full bath, moved laundry to utility room, kitchen counters, cabinets, appliances, deck, and many more minor details.
