Can some of the members of an LLC do their own exchange or cash out at the time of the sale of the property?

My parents live in the Katy neighborhood.It is very safe and from what I understand, has a good school system.A lot of the homes are 'newer builds' since it is still a relatively new neighborhood.You are also in downtown houston in about 30 minutes during non-rush hour times using the I-10 highway.I don't think you can get the 1% rule anymore in the area but close to it.Since the homes are newerish, hopefully the property won't have too much renovation / repair costs.Best of luck

Hello all, My wife and I were so close to buying our first duplex to begin our portfolio.

Most homes for sale on the MLS are not looking to go with seller financing, in my experience usually you get those types of offers from the seller looking for buyers that want seller financing which is few and far between.I think your best bet here could be to offer sub2 but even that is a far stretch.

Our group just helped a client close on an 8-unit property in the tr-state area. 

I wouldn't say their rents are spot on, but they are usually pretty close.

The chemical odors are so strong that no one can be close by.
