Los Angeles - Can I rent out a room at a townhome and can I rent to 2 separate ppl

Hey everyone,

I'm new here! 

I want to close on a property in Los Angeles. It is a townhouse/condo. I have the CC&Rs and the relevant section states:

(A) Unit may only be used for a single family dwelling.

(B) An Owner may lease a Unit for residential purposes provided;

(1) There is a written agreement;

I am new to leasing out a unit in LA so I am confused about the following (all rentals would be more than 30 days):

1. While I live there/my son lives there can I rent out a room to a tenant? 

2. When I/my son move out can I rent this unit to 2 college students (that are not related)?


The reason why I am confused is because of their usage of "single family dwelling". Does that mean that I can only rent the place out to people that share the same finances? Does that mean that 2 separate college students wouldn't be able to rent it because they pay separately therefore they are not a single family?

I feel like I am over reading into this, but I just want to do my diligence.

Bonus question: This property is not subject to the Rent Stabilization Ordinance (RSO) and is not built in an Unincoporated area of Los Angeles. Do I need to register it if and when I use it as a rental?
