I'd suggest you have it reviewed very carefully. paying the minmum will not provide much of a paydown and if you were to make just that payment and attempted to refinance, the property may not appraise high enough, with 10% down, for a refi without PMI or to make it economical, so pay it down.Others have addressed the deal itself.Good Luck, Bill

Wholesaling properties to somebody inexperienced and having them pay too much would result in a loss for them and would ensure losing them as one of your buyers (in my opinion).Hope that explains more clearly the point I was attempting to make.

Any title company who states that you must have this in a trust to make this deal work is either ignorant of this type of transaction, or they are attempting to persuade you to do something that is not in your interest, but to their benefit only (providing them with more money).

As banks began dealing with foreclosures, they were less likely to attempt to save a deal for many reasons, as the risks rise, they become open to more options and the government will be less likely to do bailouts.
