I recently just finished a flip and a few larger remodels (we own a tile and flooring company) and have the money for another if not two properties.

I mean It does State this contract is contingent upon the buyers approval of the inspection report at the buyer's sole discretion , but I do not see an actual deadline for them to finish the actual work that has to be done on the home .  

So my opinion is that the best time to buy is today, the more units you have for a longer period of time the more wealth you will attain.

We just finished gutting the whole thing and would love to not have to do it again. $19502.

I'll be getting a pre tax bonus of $10k when I finish my school around July (so post tax probably around $8k).

If a house has a finished basement (meaning the foundation is hidden in one or all areas) don't buy it for any price (let the investors who are also basement contractors have those). 

We had them stay at another cabin for the one night and they went back up to finish their 2 week honeymoon.
