Wholesalers always like experienced investor but people just starting also need deals and they simply just don’t know to go to wholesalers if you can build their trust of wholesalers it can go a long way, then introduce them to hard money as a way to finance the rest of the deal- they don’t need income verification with hard money good luck :)

Would the potential rental income count towards offsetting the mortgage?  

When I started 15 years ago I was all over the map, but soon realized that I don't like low income neighborhoods and the issues that come with it, I traded out of C areas into B neighborhoods.

We typically aim for 15-25% annualized returns for instance, as a mix of cash flow and appreciation.

4th lowest property taxes, no state income tax, landlord friendly, close to Utah, tech and manufacturing job growth.

College students/people with job Mon-Friday in city/ people limited income rent a room.

With our income combined we can afford the homes in our area and further out, however separated we can't.
