Best source to locate local and out of state cash buyers/investors?

Hi Everyone - I am an out of state investor, primarily doing wholesaling/wholetailing right now in the Midwest. I come across both fix & flip projects, as well as stabilized cash flowing rental units, primarily small multi-family with some SFHs as well. I like to provide the fix and flip opportunities to local investors, and the stabilized cash flowing rental units to both local and out of state investors who are looking to add this type of product to their portfolios, as there are several, high quality full-service property management companies in the area. 

Aside from Facebook groups, local meetups and cash buyer lists on Propstream, does anyone have any suggestions on finding new investors to add to my cash buyer lists? Any suggestions are greatly appreciated!
