So unless it is a 2-season rental (something in the Lakes Region that is also near enough to ski-resorts to attract some winter renters), I think you'd be hard-pressed to make the cash flow equal a 12-month lease type of investment with the same cost to acquire and stabilize, let alone achieve the additional cash flow necessary for the hassle of a vacation rental to be worthwhile.

My fiance has a child and my mobility is limited, so I am hoping to do some business in Tulsa or Oklahoma city in order to fund the move.I am looking to get into wholesaling and I feel like I know enough to where I wont be one of the large numbers who get into lots of trouble or accidentally attempt to screw other investors over by trying to take too much meat off of a deal that had no meat to begin with...
