Thank you for your reply you just confirmed what I have already suspected all these new softwares out here offering you the world and delivering nothing I was looking at prop stream also they wanted $97 a month but people are having the same issue .

@Dave Foster is an excellent resource as being a QI for 1031 exchangers as he knows the world really well.

Since I can't control the world around me, I'd rather focus on making best decisions I can about what I can control, so that when something hairy does pop up, I have a solid foundation from which to respond. 

As long as you have extra reserves given the volatile nature of the world right now, I would continue to invest.
