@Matthew L HearnHi Matthew,The tenants are not in the way if they have a signed lease, and you do have to honor the lease once you take over the property.Once the tenant's lease expires, you can always send a letter of non renewal so that they will vacate the unit once the lease expires.Make sure you read the leases carefully and the expiration dateGino

Hello All,Does anyone have a couple of good brokers or direct lending contacts that specialize in commercial loans (multi unit 5 or more) on the North side of Chicago? 

The more units, the better the results.You can also maximize the return by renting out any spare rooms.

I’ve been working with a lot of investors who are split between going the fix-and-flip route or holding properties for rental income.

But whether renting or selling is appropriate I think depends a lot on your overall financial situation and your goals.

While cities, as a whole, are also able to change rules, typically those take far more time, and allow for more people to share input first.
