As long as you have proof of mailing you're okay on the time (not when she receives)  If you end up spending less to clean then you may have to refund some of the cost. 

Ofcourse it is possible but you may be chartering in areas where you may not want to keep a property for long...St.

the short term debt is used differently from the long term debt . there are ways you're able to make annually or bi weekly etc to move you through the amortization schedule

@Elan Adler,As @Michael S. said, a $250,000 budget is going to be a bit tight if you’re looking to buy in Huntsville proper.Luckily, your budget would go a long way in nearby suburbs.

It seems like you both have conversation to buy and hold properties in long hold. 

These are single family homes that are worth anywhere from $500k-$1.25M, rented on a long term basis to renters that are paying a lot of money so there is a standard of care that I'm expecting for myself and renters-- over what I would expect from a 1 bed / 1 bath renting for $750/month (no dig to anyone who owns these, in fact I wish I had more of these). 

You're basically giving them all they need to deny a claim.Not worth it in the long run.
