Start attending as many REI meetups as you can and get to know as many local investors as you can.

I have been religiously listening to BiggerPocket podcast for over a year now and I’ve finally decided to finally begin using the forums and attending webinars.

This specific project I am talking about is a $700K scape/new build in Denver that the GC says will cost us about $2,600 for general liability and workers' comp. 

In Denver, most build to rent that I'm aware of is in the form of multis, but I have run across many new subdivisions with rentals.

Lucky me, I found a great opportunity from a colleague of mine who I attended MBA school with.

I’d recommend taking a couple months at least to focus on educating yourself if you haven’t already, interview plenty of agents that can help you evaluate properties and will educate you along the way, and attend some real estate investing seminars.
