My questions is what do most of you have for coverage or recommend to your clients?  

I have a client right now that needs $20,000 for her deal and already has a 1st and ready to Clyde and is willing to pay points and equity since she is getting the property at 55% ARV and has a motivated seller.

Many of our clients that are investing for current cash flow like the 30yr term because of the lower PITI, which (all other things being equal) should equate to higher net monthly income.However, especially for those who don't need the income right now, I often recommend using a shorter loan term.

I cant imagine they dont have clients that use a rotating line, whether personal or secured by real estate, for a reserve.

I used to think it was not worth it until recently when I had a client collect on a judgment as a previous tenant wanted to now purchase a home.

Im looking at a deal for a client in a college town.

I already had an agent who was referred to me by a friend that specializes in REI clients. 

I have a client who is open to to owner finance his home to me has a HELOC to payoff of $30,000.

She is willing to raise her clients contract to 98K, put 20% down of 98K to me.

I also have an outstanding real estate agent (who also owns several rental properties himself, so he's coming at it from an investor knowing what his investor clients are looking for) who will help me decide which properties to focus on.
