And before anyone argues solar, please do the math and figure out how many hectares of producing solar it takes to match the production of the average production plant need today, it's a lot, like bigger then some states a lot.

DSCR I would argue is competitive from a cost standpoint, however the arguably main selling point and advantage for DSCR loans generally is paying a little more to avoid "wait and hassle" - so  there might be a little mismatch here

The Hillsborough county tax estimate is 1400-1700, hopefully I could argue that down, and would certainly try.Also that Liability insurance figure is probably outdated (was an $800/yr quote in MI).
