Terminated Contract - Title Search Fee

Hello! We recently got out of a contract (in Virginia) due to inspection and when we received our earnest money deposit back, it had $145 taken out of it for a title search fee. Is this normal? Friends that I've talked to (investing in other states) say they've always gotten the full amount back, so I'm wondering if this is a state to state thing or if I should argue against the fee. 

Any thoughts/advice appreciated!
