Directly north Sacramento downtown is kind rough but Natomas is nice since it is further north.

There is a great BP podcast about an Air Force guy in Korea buying 20+ SFHs in Alabama. 

With a good manager its not a problem, many self managers struggle with this, but both of my managers never have a problem filling my units in winter, my manager up north (oneida lincoln and langlade counties) do sometimes run a winter move in discount, like $25% off rent till March 1st or something, but they usually dont start that till mid January.

Nga should be moving out in 3-4 years from neighborhood east of soulard to north stl.
