Finding good Tenants in the winter

Hey BP,

I am a newbie investor and had completed only one live and flip. I am now transitioning to a buy a hold method in attempt to build cashflow and wealth in attempt to find financial freedom. I live and invest in Milwaukee, Wisconsin and the winters here can get pretty cold and some years a lot of snow. My question is how much harder is it to find good tenants during the winter? I am debating to buy a property now or wait til spring.

With a good manager its not a problem, many self managers struggle with this, but both of my managers never have a problem filling my units in winter, my manager up north (oneida lincoln and langlade counties) do sometimes run a winter move in discount, like $25% off rent till March 1st or something, but they usually dont start that till mid January. Down here in FDL and Washington Co we dont have any issue and do not discount
