Gut Rehab Estimates in Philadelphia / Philly

Hey All,

I'm finally ready to get serious about investing in real estate. I have saved up enough cash and networked with some potential partners, if need be. My game plan is to purchase a property that needs to be gut rehabbed then get it ready to either fix and flip or fix and rent out. I live in Brooklyn, but I have been keeping an eye on Philly for a while. I have a general idea of the neighborhoods that I want to target, but I do not have a strong sense of what it would take to gut rehab a property in Philly. Without that knowledge, I will not know what is a good deal despite the powerful tools that BP has. Could anyone who has done such a deal give me a break down of how much it cost to go from a shell to a fixed-up property ready to sell or rent? I'm not shooting for a high-end build-out, more so on the efficiency side of things. I would also appreciate any suggestions you may have for contractors.
