I would rather design for the worst case scenario even if the return is little less, as far as return is in the area I expect (or more :)).

.- #20 is being renovated- #21 is being started- #12 has some small maintenance issues since tenant moved in (new stuff)- # 11 (above) is vacant- were just told #2 tenant is moving out, purchasing a house- #4 told us she is looking to buy her own, just has not found anything yet.all that is happening at the worst time of year!!

Costs caculated (annually):2100 Taxes (1,3%)2000 prop Mgmt (10% of income)1700 insurance (1,1%)1200 repairs (5% of income)My market is Southwest Florida, by the way.With these numbers I felt comfortable, I wouldn't have purchased it if I wasn't sure to achieve at least $900 rent.Now that the repairs are done and lease under contract for a total of even 2300, I was ready for the worst and enjoy the surprise now.Of course, besides the pure numbers many other things may affect your thoughts, so take it as one perspective.Good luck!
