You might want to hold a drawing where brokers, agents, or buyers put in a fish bowl what they think the property should sell for in it's current condition and you have multiple winners for gas cards, restaurant cards etc.People love to win stuff and it gives you a reason to call them  back plus when you say to a seller it is overpriced it  can fall on deaf ears.

most title insurance is only valid as long as you own the property, by "selling" to your LLC, you don't own the property the LLC does, its a break in ownership.Title problems are rare.

Its a small residential town that services a larger regional city of Gladstone which has some natural gas plants, a port, refinery, smelter and power station. 

Look to see if it has separate electric and gas meters , it doesnt mean its legal but there is a better chance.
