In the commercial world, Class A space brings a much lower return than Class B because the risk is so much lower.In residential, the lower income the neighborhood the higher the return, and the higher maintenance the tenant base is along with that.You have to figure out where you are on that spectrum and the return that is acceptable to you accordingly.

Its not worth it.Luckily the Big Island is so porous that cesspools rarely have problems unless the house is really old (says the guys with a 90-year-old house on a cesspool that is starting to have problems).
