Also, my experience is that, because the DFW area is so large, some realtors will try to cover the whole of the market, but the reality is that most agents are only experts on a fairly narrow group of sub- or micro-markets.Just my 2 cents.

In the commercial world, Class A space brings a much lower return than Class B because the risk is so much lower.In residential, the lower income the neighborhood the higher the return, and the higher maintenance the tenant base is along with that.You have to figure out where you are on that spectrum and the return that is acceptable to you accordingly.

Its not worth it.Luckily the Big Island is so porous that cesspools rarely have problems unless the house is really old (says the guys with a 90-year-old house on a cesspool that is starting to have problems).

Usually REOs go as-is so once you're in escrow, you will close and the EMD doesn't matter at all.If however, you're a lookie-loo and need contingencies, better not proceed.
