Your typical home buyer doesn't care about the cap rate or potential income from using the property as an STR or even an LTR, they care about the character of the neighborhood, the quality of the local schools, the commute to their job or proximity to family, the finishes, the floor-plan, updated kitchens and baths, the paint color, the yard, etc.

A lot of people get this wrong, or at least look at this trough rose colored glasses.Take your market, start at the top with A and devide it in 4 segments.In Milwaukee an A class newer single family 500-700k (because we are generously exclusing the luxury segement).
