As mentioned above rates are at an all time low and the housing shortage is driving prices up-  I wouldn’t wait to long as I see that as continuing with all the new tech jobs coming to Reno.  

Boulder is great in the MTR space, due to the university, numerous tech companies, and simply the desirability to be there.

Payment processor I actually might be able to help out with since I have background in tech.

We also have tech industries moving into the city and surrounding areas. 

From an analytical standpoint we have a positive population growth and an exodus of tech jobs from CA.
