There are more well qualified tenants and I have never felt compelled to remove the furnace and place it in storage when I had a tenant move out of one of my suburban homes.

You need to review your lease and see what it says as to outdoor storage... because if it isn't in the lease, and it isn't against code... there may not be a lot  you can legally do about it.

We tore out the old kitchen, installed Lifeproof LVP throughout, replaced all the cabinets with Choice Cabinets (which we are distributors for so we get good prices), added an island, Calacatta Glacier Quartz countertops, new vanities, new fixtures, reframed a wall for the storage shed which had termite damage, chemically treated the house for termites, painted, and replaced all interior doors.

Generally, with multifamily, it is 1%-2%, but a self-storage development - I have seen as high as 20%, but 5% is usually typical from my experience.
