Having high speed internet available will definitely improve tenants lives and attract better tenants.

I have considered paying the girl to move out but I don't know if it would speed up her departure. 

I think you mentioned it: 203K rehab loan, preferably the streamlined flavor to speed things up if you're in a rush.

Or hey, if things go really well I will ramp it up a bit and probably speed up the process.

Thank you for the advice, and sorry for taking so long to respond I'm currently getting up to speed in a new job and trying to find a more permanent solution for housing rather than my car and the occasional couch.

That might affect his net worth (on paper), but because he owns both the franchise and the building, it's essentially a robbing Peter to pay Paul situation.If you really want to get advanced then you'd need to get a high speed CPA involved because the best you could do was shift some income from one tax rate to another. 

I'm with you @John Arendsen I have yet to see the downside to this process other than maybe some design restrictions, but a single family home that is built in a factory to the same specs as a site built, at triple the speed and 80% of the cost is working out great for us so far.
