Hi Bob,the only pitfall I see is that the ADU process is very slow, our new mayor is trying to improve things but the last time I checked 4 months ago, the SFDBI was announcing 6-8 months wait to get the ADU permits approved.

5# Marketing is your best friend Starting out will be slow so build your leads by using options such postcards , Bandit signs and email blast …...Just to name a few 6# Constantly Expand Your List Of Potential Buyers Your investors list is will be your bread and butter so always be on the look out for investors to add to your CRM .

I have had great results from using these sources and get tenants who pay on time, keep the property clean and report needed repairs responsibly.   

It helps keep everything  organized  as to what the contractor is responsible for and what the  home owner or investor is responsible for .

But I don't do it for a typical rental because the co-signer tends to whine and cry when I try to hold them responsible.

Generally vacancies take 30 days to fill, some take up to 60 days in slow periods lake Dec and Jan.

Is it the state responsibility?
