A "deal" could be considered anything that performs better than average, so 0.85% could be the metric moreso to shoot for.But then again, this is going to be your primary residence, so you and your husband so discuss what's more important to you, the ROI or the quality of life/neighborhood/property.

You expense percentages seem to be in the right ballpark, and while I would like to see a higher cash flow (I try to shoot for $150 per unit/month), you are certainly there in terms of Cash on Cash Return.
