Debt is not taxable income, so there should be no taxes due.I'm no lender, but you will need an asset-based loan like DSCR (debt service coverage ratio).

When we went to the first weekend event the man who hosted it for epic made a point to ask if anybody could find any bad reviews on Epic and that was one of his big selling points was that it was hard to find any bad reviews which then made us think that it would be okay to put ourselves $40,000 in the hole on this.

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.
