The other deal is a duplex in a busy growing area close to shopping, transit, travel etc.

I think BiggerPocket is an awesome place and I hope I can contribute to and grow together with it! 

The bedrooms have to have egress windows (or a window that is within a certain distance from floor and a certain width, I can't remember what those are) not just the living areas.

My motivation to start out buying and renting out properties is growing day by day but I am looking for any guidance and advice on how to move forward with a few properties that I predict with not only grow in value in the near future to sell but to provide consistent cash flow month to month. 

So now I am back buying and rehabbing and growing our portfolio.

Just remember that you need access to capital to keep doing deals so if you are limited on funds and tie it up in a rental property that makes you an extra few grand a year you may be limiting yourself to doing other projects.

I am hearing from realtors and sellers alike that DOM is growing, at least in certain areas. 

Remember we are in a period of rising interest rates.

@Jay Hinrichs yes as I remember it was some podunk private lender and the story was out of LA.
