Around here, every unit always has it's own service panel from the electric company, and every permitted solar install must be wired to a single service panel. 

@Adrian Pagano In order to add an additional bedroom you will need architectural drawings along with a licensed GC to pull the master permit with the municipality.

Permit was $100-$200 ish and the county came out and laid out where to put new lines and issued a drawing that the septic contractor followed.

However, you will need make sure you obtain a permit from the city or county BEFORE constructing your new building.

The house is clearly a four bedroom house and has been from the start of construction, however, when construction was done, the size of the mound was permitted and installed use in a three bedroom house.  

Although that particular building permitted STR's, many HOA's or condos do not.

We do raise a healthy population of termites and about half the properties will need to be treated for termites, rarely have they done any damage and the treatment for most rentals is less than $500 total.Phoenix has all of the major sporting events, tons of recreation, a major university and land to grow!

Since there aren't any more student rentals being created, it keeps the value up on those that have the permits.

I wonder if they built that with permits ...

I'm happy to provide them with permits and the sign-off from the city inspector, which they also asked for.
