I'm looking to explore the investment opportunity of real estate to create a chance to spend more time with family and build a business for my children to inherit.

I am in the process of settlement on my 1st property in 1 week. i have a 5% down conv loan thru a credit union bank. this a duplex and is a row house. i plan to live in one unit and rent out the other. the seller is also selling the duplex property next to it.

Any time someone makes a recommendation and they are rewarded if someone else believes and acts on their recommendation, story, etc. it is by definition a “biased” recommendation.  

Even in the midwest which offer nice beginner markets where one can get in for under 100k on purchase, you will need 40k+ and the more the better. 

She can work at one of the big companies here in town for some experience or set up shop on her own. 

Direct marketing can be pretty time/energy consuming, have you considered buying directly from wholesalers?
