For example, you might put together a packet of information for the appraiser that includes comps for the house, and detailed info on the competing trailer parks you mentioned - highlighting the fact that the other trailers are in much worse condition that yours, how much they rent for compared to yours, etc.

@Kelly G. each state has thier own WC laws, so you will get well meaning misinformation on these national websites.In WI, an employer does not need to carry work comp, but is liable for injuries to employees, sub contractors and volunteers.

@Jason VanterpoolJason,You're going to have to wait the prescribed seasoning period if you want to use conventional financing. and the few national lenders that do portfolio loans require seasoning as well.
