You just need to find out how the title should be worded and probably, as a precaution, have your spouse sign a statement granting you full ownership as the property was purchased with inherited money even if you are careful about maintaining a paper trail.

I have always looked across that fence-line and longed to own the property next door as well (apparently the story goes that the owners of my house built the little house next door for their daughter, then sold off the land/house at some point along the way) so that I could control any possible design/build on the next door property in a way that would maintain value for both properties.

Some thoughts (I am not a lawyer):if the mortgage is in your name, but the property is in LLC, I suspect you already are comingled and a good attorney would pierce your personal protection from having an LLC.Umbrella policies have nothing to pierce and may be cheaper than a refi if the primary purpose of the refi is to maintain personal protection (which I believe already does not exist).
