They are typically mid century 1 story with basement type deals,  where they put the staff quarters and utility stuff in the basement and have the residents upstairs.   

Eventually, I'd like to be successful enough to have a staff to manage my properties, and possibly even begin to manage properties for others - but that's something for much later.Right now, I don't know the first thing about buying property. 

I'm very curious myself.i have approached a couple. but the staff "only works here" and they know their part in the machine, but nothing more. i am tempted to call up the multi-million-dollar parent companies and ask there. but i doubt i can get an audience, let alone "trade secrets" for someone who would view me as a potential competitor. that's why i came here, where these things are discussed (or at least used to be... seems there more pay walls than there used to be).

For example, I have investments with a turnkey/PM company in Florida that shoots to treats everyone - investors, staff, and tenants as part of their family.  

HMLs certainly break down broadly into HML companies with staff and funded largely through outside capital, and solo HM lenders using their own funds and potentially some other capital as well.

Protect yourself by making sure you go with a company that has individual qualified escrow accounts that require YOUR signature to release funds, check references, look for longevity, Find out who the owners are, Is the company a member of the FEA, BBB, Do they have certified Exchange Specialists on staff, Do you get a real person when you call?
