With a split level home, which I know there are a lot of in MN, you can also easily convert two units by putting a kitchen in the basement.

We painted the kitchen counters, replaced the countertops with new formica (did not over build!)

Roofing and windows are actually cheap here....)I am worried though that it slopes back towards the house.

I will be somewhat tough if you don't buy soon as the holiday bookings will make it difficult to transition, get inspections and closing dates to coincide with very tight windows and also the possibility of cancelling existing reservations for people that have big holiday bookings.Depending on what type of property you are looking at will make big difference also.

My STRs get a new coat of paint or new carpet, or even new kitchen upgrades much faster than my LTRs and I usually use higher end appliances.

The current value of the home is now 290,000 (2021); When I have finished the new kitchen and bathroom components, I believe it will appraise between 360k - 410k, depending on timeframe.

I am a military officer now, but I did construction in my previous life so I'm pretty familiar with framing, roofing, siding, windows, doors, drywall, etc.

I turned it into a 3 bed house with an oversized master instead of the two small bedrooms. knocked wall out between kitchen and dining room to open everything up. resided house to make it look new again.
