I can tell you from personal experience that the investors that put in the work and really hunt for prospects are the ones that consistently get deals.

However, the student tenants you want rented their accommodations for the 2017/2018 academic year in March - May 2017.If you can afford to carry the property while you hunt for the right tenants, then it may still be worth pursuing ... however, doing this will lower your returns.

There are investors that live in expensive markets like NYC, then invest in Rochester, NY, Philly, Baltimore, I think you have many options you could go hunting on weekends while still have a normal job.
